Nor is summer spared from the bite of inflation. Holidays in 2022 will be 9.8% more expensive for those looking to rent an apartment in costa.

In hard cash, spending a week in a rental home on the Spanish beaches will cost ninety euros more than a year ago, according to the latest report on weekly rental prices in the main Spanish beach areas published today by the valuer Tecnitasa.

"The increase in savings due to the pandemic, and the fear of the climb back to interest rates, are all factors that have been able to influence an increase in demand in the real estate market in the first few months of 2022, which has led to an increase in prices is also reflected in the beach rentals", explains Fernando García-Marcos, technical director of Tecnitasa.

On the other hand, there is no doubt that the interest in enjoying a "normal" summer in 2022 has generated greater demand and a greater willingness to pay more for this specific product.

Renting an apartment in Costa this summer comes out on average for 1,016 euros a week. But there are big differences, depending on the destination. Between the cheapest and the most expensive rental there is a jump of more than 2,500 euros.

For example, a week in Porto Colom, port, coastal east of Mallorca, goes for 2,800 euros, the ticket more expensive in Spain, along with The Toja, in the Rías Baixas, with the difference that in Mallorca is a house average of about 250 square feet, while in Galicia, the price corresponds to an apartment of 80 square meters.

Nothing to do, in any case, with the 280 euros it costs to rent an apartment in Puerto de la Cruz, in Santa Cruz de Tenerife, or the three hundred on the beachfront of Las Canteras Beach, in Las Palmas de Gran Canaria.

In 2022, domestic and foreign demand have come out in spate to what it points to as a record summer, after 2 years of pandemic.

However, the escalation of inflation has been eroding the purchasing power of Spanish households for more than a year now, and this may influence lower spending on vacations than expected.

"The increases produced in recent years mean that families with tighter resources must, when it comes to summer, reduce the number of vacation days or look for smaller apartments or further away from the beach," explains José María Basañez, president of Tecnitasa.

It is precisely the cheapest destinations that have suffered a drop in demand, as they traditionally feed on tourists with lower purchasing power more hit by the rise in inflation.

"Probably the claimants of cheaper destinations, more sensitive to income, would not have been willing to assume higher increases, and that has contained demand somewhat more and forced to limit price increases," García-Marcos points out.

On the other hand, adds Basáñez, "the most privileged locations, such as La Toja, in Pontevedra, Puerto Banús in Marbella, Cadaqués in Girona or Ibiza in the Balearic Islands, to give a few examples, with very high prices, continue to have a high demand, with an almost total full".

Located in the northern part of the island, Puerto de la Cruz is the smallest municipality in Tenerife, the first to become a tourist centre in the Canary Islands, and in 2022 it is also the cheapest destination to rent an apartment in costa.

According to Tecnitasa data, a week in an apartment of about thirty-five square meters costs 280 euros, that is, about forty euros a night on average.

The municipality is known for its dark volcanic sand beaches and the immense Loro Parque zoo, to the west. Facing the sea is Lago Martiánez, a complex of saltwater pools designed by the architect César Manrique.

The second cheapest destination for spending a vacation in Spain is also on the Canary archipelago, but on another island. Las Canteras Beach, also called La Cicer, is the most popular urban beach in Las Palmas de Gran Canaria.

Renting a forty square meter apartment in this area has an average ticket of three hundred euros per week, that is, a little more than forty-two euros per day.

It is a beach more frequented by locals than by tourists, who prefer areas to the south of the island, with larger stretches of sand, with examples such as the Dunes of Maspalomas. This explains why there is a lower demand for urban beaches.

"Logically the quality of the beaches or the associated services and infrastructures are part of the equation, but as in any free market, the price is set by the balance between supply and demand. The greater distance can be a factor for national tourism in the case of the Canary archipelago," comments García-Marcos.

Another factor to consider and that influences this balance between supply and demand is the price of housing. In those areas where the purchase and sale of housing is cheaper, an offer with lower rents is possible, because it is still profitable.

In fact, it is striking, but the four cheapest destinations to rent housing on the coast this summer are in the Canary archipelago. In addition to Puerto de la Cruz and Las Canteras, there are San Agustín and Playa del Inglés, the latter located to the south of Gran Canaria.

The lower price in these cases may be due to two reasons: the remoteness of the islands and the higher cost of transport can become a disincentive for tourists, which the destination compensates with cheaper accommodation. Secondly, the Canary Islands has been one of the markets hardest hits by tourism, and now it is trying to recover what was lost.

In the case of Burela, located in Pontevedra, renting an apartment of eighty square meters on the beachfront has an average price of 380 euros per week. Murallón Beach follow it, in Almería, also on the beachfront, with an average ticket of 425 euros for 7 days in an apartment of about fifty-five square meters.

In Valencia, the Cala Figuera, in the Saler, located in the Albufera, costs about 445 euros for sixty square meters. Finally, in Calella centre, in Águilas (Murcia), renting an apartment of eighty square meters comes out for about 480 euros a week.

In these destinations, as pointed out by Tecnitasa, there are the offers with the best value for money (the lowest price compared to the rented area). In El Saler, in Valencia, for 445 euros it is possible to rent 115 square meters, and in Águilas (Murcia), on the Isla del Fraile, where you can find apartments of 140 square meters for 670 euros.

Finally, among the cheapest destinations to rent a house on the coast is La Alcaidesa, on the beachfront of Calpe, where an apartment of seventy square meters has an average cost of five hundred euros per week, that is, about seventy euros per day.

It is followed by Castellón, where the apartments on the first line of Moncofar also cost five hundred euros 7 days, with an average size of eighty-eight square meters; and, first line of Murallón Beach, in Asturias, where the price is higher (525 euros for a one-week rental).

In the case of Asturias, the lower price is since, in general, the north of Spain tends to have a lower demand for foreign tourists in summer, although there is an important weight of national demand.
